Builder fireplaces on the Randolph corridor
Schertz grew as a family and military suburb between San Antonio and New Braunfels. That means a lot of 1990s–2010s production homes with the same millivolt gas fireplaces the builders ordered by the pallet. Northcliffe, Saddlebrook Ranch, Parklands of Savannah, and the streets off Schertz Parkway and FM 3009 are full of Heatilator and Heat & Glo units that still work — until the thermopile can no longer run the wall switch.
That failure looks mysterious if you are used to thinking in terms of “the gas is on or off.” The pilot lights at the fireplace. The knob works. The switch by the sofa does nothing. A store will offer a new remote kit. We measure the thermopile, clean the pilot, and replace the sensor if the voltage is gone. That is a repair, usually found on a Schertz troubleshooting visit.
Why the first cold night is a problem here
Northeast Bexar and Guadalupe County sit in the same dusty, insect-heavy climate as the rest of the metro, with the added habit of leaving the fireplace closed for eight months. Side-wall vents on single-story homes pick up shrub growth and wasp nests. We look at the cap before we blame the valve. If you can walk the side yard and tell us the cap is packed, put that in the form. It saves time.
Rentals near JBSA-Randolph change occupants often. The last tenant may have closed the shutoff. The new tenant assumes the fireplace is broken. A $69 diagnostic is the right spend before anyone orders parts. Property managers: send the zip (78154 and 78108), the brand if you have it, and whether there is more than one unit.
FM 3009, Schertz Parkway, and what “it used to work” means
A lot of our Schertz notes start with the same sentence: it worked last year. Last year was eight months of dust ago. Production fireplaces are simple machines. They still need the glass off. If you are in a HOA that restricts exterior changes, we are not there to redesign the vent. We are there to make sure the listed cap is clear and attached. Landscaping that grew over a side-wall kit is a conversation with whoever trims the shrubs, not a new fireplace.
For PCS moves and rental turnovers, a written inspection is useful because the next occupant will ask. We are not a home inspector and we will not fill out a three-page buyer form from a national chain. We will state whether the gas fireplace operated safely when we were there. That is the document people actually need when the listing says “fireplace does not convey as warranted.”
Booking around the base
If access requires a pass, put that in additional details. If both adults work on post and the only window is late afternoon, say so. We would rather set an honest arrival than sit on FM 78. Cibolo and Schertz jobs on the same day are normal. If your neighbor also needs a visit, they can book separately — we will not combine invoices without both parties asking.
We treat this northeast cluster as one service area. Cibolo’s newer construction has more electronic ignition. Live Oak and Universal City have a mix. If you are on the Converse side of Lower Seguin Road, we still come. Book a $99 safety inspection in early fall if the unit has not been opened since you moved in. Book cleaning if the glass is the only complaint and the fireplace otherwise lights. We do not sell fireplaces in a Schertz showroom because we do not have one — and because that is not what these houses need.
